I have had the pleasure of engaging Kate to style 3 of my investment properties prior to sale, and each time the result has been amazing, with sale prices well above list price and expectation.
Initially I was a sceptic when considering whether the added cost of the staging process would be worth it, in regards the sale of a property. But after selling a property prior to these 3 without styling and achieving a mediocre price, I was willing to give the process a try and determine if there was a difference in the outcome. The home without styling did look tired and unloved, like an empty shell, and although it was a nice place in a great location, it received poor feedback and spiked little interest with buyers. This was surprising considering the market at the time.
Upon engaging Kate to style the next home for sale, it was a completely different ball game. Now to style a home successfully, you need experience, a deft touch, and a flair to make an empty home into a fabulous living space. I can attest to the fact that Kate has a high level of these talents. I have witnessed a home transforming from an uninspiring abode into a truly beautiful space. On all 3 occasions after styling, I have felt myself thinking, ‘I could easily live in this great home.’ This is the exact emotion that need to be conveyed to potential buyers. Kate’s use of the perfect furniture and accessories instantly gives buyers an insight as to what can be achieved, and what the home would be like to live in.
None of the 3 homes that Kate has styled for me received negative feedback, even though there were some obvious flaws. The styling helps buyers see past these minor blemishes. In all 3 cases the homes were sold within a week of entering the market, and all 3 achieved prices well above expectation. I attribute a lot of this success to a great marketing team and especially to Kate’s magnificent styling abilities. Kate also has experience as a property manager and so was also very helpful to me with advice that went above and beyond her styling contract. As a bonus, Kate just happens to be a really nice person and a pleasure to do business with.
The investment in styling these properties paid for itself many, many times over, considering the final purchase price. So, from being initially sceptical regarding the styling process, I am converted and now believe that it is a no brainer, and an essential part of property sales.
